About the job Porta Group is a new company and brand in Croatia, but with more than 15 years of experience in building and managing projects. We design and build luxury properties, suitable for a comfortable life and rent, and when designing and working, we start from ourselves, with the idea that we want to develop projects that are best for us and our customers. The team members of Porta Group are professionals in the development of entrepreneurial business, with a passion for implementing successful projects on the Croatian market. We started in the Zadar region, where we currently have leading projects, and we soon expanded our business to the entire country. Currently we are looking for a highly professional Project Manager to coordinate our projects of construction and development of the residential complexes (More information about our projects and the company in general: https://www.portagroup.hr/en/projects/). It is expected that the Project Manager will have excellent organizational, communication, pro-active skills to ensure that all the work related to pre-construction, building out and after-construction warranty period operation of the property is structured and optimally managed. Responsibilities: Follow up end-to-end all the stages of the projects Obtain building permits Organize tenders for building contractors, prepare price mirror, receive and compare offers and make decisions Lead a Site Managers Coordinate an external designer, control the quality of made design Prepare and secure time-schedule of the projects Implement and supervise a quality management system Ensure compliance with construction costs Host construction meetings, prepare protocols Prepare contracts for subcontractors, coordinate subcontractors Communicate with authorities, utilities, suppliers, investors, general contractors and subcontractors After finishing the construction process – deal with the warranty period, prepare the buildings for obtaining an operating permit Supervise the projects during the warranty period (which is 2 years) Work in a coordination with a main office in Zadar Requirements: Proven track record of 10-15 years’ experience in similar projects in international companies is must - a successful candidate should provide several references from previous realized projects Master’s degree in Civil Engineering of a top university Knowledge of applicable property law, taxes, and financial statements Excellent leadership, organizational and communication skills Understanding of the local real-estate situation on the market Knowledge Dalmatia region would be a huge bonus Language Skills: English – professional, Russian – native or professional, Croatian and Deutsch – would be a huge bonus (native or professional); Based in Zadar, Croatia, or ready to relocate.
